No Canadian Credit History? How Newcomers Get a Mortgage in Ontario

Who this is for
Permanent residents and many work permit holders can get a mortgage in Canada. Lenders look at four things: your status, your employment, your down payment, and your credit — or your alternative credit. Newcomer programs at the major banks and through brokers are built for exactly this situation.
What "alternative credit" actually means
When you have no Canadian credit file, some lenders will look at the paper trail of bills you have been paying instead. The most commonly accepted forms:
- 12 months of on-time rent payments — with proof, like bank statements or a letter from your landlord
- Utility bills — hydro, gas, or water, paid on time
- Cell phone bills — paid on time, in your name
- An international credit report from your home country, if one exists
- A reference letter from your bank back home confirming your account history
Start collecting these from the day you land. Every month of clean payment history is a month of credit you can show a lender.
The paperwork checklist
| Document | Why the lender wants it |
|---|---|
| Passport and immigration documents (PR card, COPR, or work permit) | Confirms your status in Canada |
| Employment letter and recent pay stubs | Confirms your income is real and ongoing |
| 12 months of rent, utility, and phone payment proof | Your alternative credit |
| Bank statements (Canadian and back home) | Shows your down payment and savings habits |
| International credit report or bank reference letter | Backs up your financial history |
| Down payment paper trail | Proves where the money came from |
Newcomer files live or die on documentation. A clean, complete paper trail is what gets them approved.
How much down payment do newcomers need?
Permanent residents can often put down as little as 5% on the first $500,000, the same as Canadian citizens. Work permit holders may need more depending on the lender — sometimes 10% or more. Without Canadian employment history or credit, some lenders ask for more. It depends on the file, which is exactly why the file should be shopped, not taken to one bank.
Three mistakes newcomers make
1. Waiting a year "to build credit" before even asking. You do not need a perfect file to start the conversation. A pre-approval check tells you where you stand now, and what to fix.
2. Going only to their bank. Your bank can only offer its own products. A broker shops newcomer programs across multiple lenders — banks, credit unions, and monoline lenders.
3. Moving money around without a paper trail. Lenders need to see where every dollar of your down payment came from. Keep transfers documented and simple.
Service in your language
Mortgage paperwork is stressful enough without a language barrier. I work in English, Hindi, Gujarati, and Punjabi — if it is easier to talk through your file in the language you think in, we do that.
New to Canada? Let's look at your file.
Tell me your status, your work situation, and what you have saved. I will tell you honestly whether you are ready now or what to line up first — in plain English. In most standard mortgages you pay nothing; the lender pays me.
