Mortgage Agent in Toronto

Toronto buyers come to me at every stage: some are renting and doing the math on a first condo or house, some are upsizing, and some just got a renewal letter from their bank and want a second opinion before they sign anything. Whatever stage you are at, the mortgage work is the same — get your real number first, then shop with it.
I work with Toronto buyers by phone, video, and email, including evenings and weekends, because offers and deadlines do not keep office hours. You get one person from the first conversation to closing day, and every option is laid out side by side so you can see why one lender fits your file better than another.

Why Toronto buyers work with a broker
Your bank can only sell you its own mortgage. I am not tied to one lender, so your Toronto file gets compared across many lenders through CENTUM, and the differences are not small: rate, prepayment privileges, penalty math, and how a lender treats your income all change what the mortgage really costs you. In most standard mortgages you pay nothing for that work — the lender pays me.
My file work is done through Centum Financial Services Limited Partnership, and I am licensed by FSRA in Ontario (licence M26001018, Agent Level 1). I speak English, Hindi, Gujarati, and Punjabi, and I am reachable evenings and weekends — because houses do not wait for business hours.

Toronto mortgage questions, answered
Do you work with buyers in Toronto?+
Yes. I am licensed in Ontario and I work with buyers in Toronto and across the GTA — first-time buyers, newcomers to Canada, families renewing or refinancing, and self-employed buyers. We work by phone, video, and email, in the evenings and on weekends too. In most standard mortgages you pay nothing — the lender pays me.
How much down payment do I need to buy a home in Toronto?+
For an insured mortgage in Ontario, the minimum is 5% on the first $500,000 of the purchase price, 10% on the portion from $500,000 to $1 million, and 20% on homes $1 million and up. These are minimums. A bigger down payment means a smaller mortgage and lower monthly payments.
What is a mortgage pre-approval, and does it guarantee financing?+
A pre-approval tells you how much you can likely borrow and usually holds a rate for 90 to 120 days. It is not a guarantee. Final approval still depends on verifying your income, your documents, and the property. Get it before you shop, not after you fall in love with a house.
Does a mortgage broker cost me anything?+
In most standard residential mortgages, you pay nothing. The lender pays the broker. Fees can apply in complex cases, like private lending or very low credit files. Ask up front. If there is a fee, you should hear about it before you commit, not at closing.
