Mortgage Agent in Vaughan

Vishvesh Patel, Mortgage Agent serving buyers in Vaughan and across the GTA.
The short answer: Buying in Vaughan? I am Vishvesh Patel, a licensed mortgage agent with CENTUM. I shop your file across multiple lenders, hold your rate with a pre-approval, and explain every cost in plain English before you commit.

Vaughan buyers tend to plan ahead — many come to me months before they want to buy, asking what they need to fix, save, or prove first. That is exactly the right time to talk. A pre-approval holds a rate for 90 to 120 days and tells you the price range you can shop in with confidence.

Already own in Vaughan and your renewal is coming up? Do not sign the letter your bank mails you without comparing it. Renewal time is when a broker earns his keep: the same mortgage, shopped properly, can cost you noticeably less over the next term.

Why Vaughan buyers work with a broker

I work for you, not for one lender. Vaughan files I handle get compared across banks, credit unions, and monoline lenders through CENTUM, looking at the whole mortgage — rate, penalties, prepayment room, and portability — not just the headline number. And in most standard mortgages, you pay nothing: the lender pays me.

My file work is done through Centum Financial Services Limited Partnership, and I am licensed by FSRA in Ontario (licence M26001018, Agent Level 1). I speak English, Hindi, Gujarati, and Punjabi, and I am reachable evenings and weekends — because houses do not wait for business hours.

Vaughan mortgage questions, answered

Do you work with buyers in Vaughan?+

Yes. I am licensed in Ontario and I work with buyers in Vaughan and across the GTA — first-time buyers, newcomers to Canada, families renewing or refinancing, and self-employed buyers. We work by phone, video, and email, in the evenings and on weekends too. In most standard mortgages you pay nothing — the lender pays me.

What is a mortgage pre-approval, and does it guarantee financing?+

A pre-approval tells you how much you can likely borrow and usually holds a rate for 90 to 120 days. It is not a guarantee. Final approval still depends on verifying your income, your documents, and the property. Get it before you shop, not after you fall in love with a house.

What is the mortgage stress test?+

The stress test means you qualify at a rate higher than your actual contract rate. Currently that is the higher of your contract rate plus 2%, or 5.25%. It is the government's way of checking you can still pay if rates rise. It applies to most new mortgages and refinances.

Does a mortgage broker cost me anything?+

In most standard residential mortgages, you pay nothing. The lender pays the broker. Fees can apply in complex cases, like private lending or very low credit files. Ask up front. If there is a fee, you should hear about it before you commit, not at closing.

Buying or renewing in Vaughan?

Tell me your goal and your timeline, and I will give you your real numbers in plain English. In most standard mortgages you pay nothing — the lender pays me.
